Our Pet Policy
- At all houses priority is given to applicants with no pets
- "Pets" include: dogs, cats, fish, ferrets, rabbits, hamsters, rats, mice, and, yes, hypoallergenic mini golden doodles
- Some houses, as indicated in the OUR HOUSES descriptions, are not pet-friendly and are reserved exclusively for tenants without pets and who might have allergies to fur or dander
- Our liability insurance company does not allow us to rent to anyone with a dog that our insurance carrier deems to be "Pitbull, Akita, Doberman, German Shepard, Malamute/Husky, Chow, Mastiff family, and any mixed breed of those kinds of dogs."
- In houses where pets are appropriate they are allowed on a case-by-case basis. All pets require prior written permission and may require additional damage/cleaning deposit, additional monthly rent, or both
- Tenants are required to provide written evidence that they have purchased additional tenant liability insurance for all pets
- While service animals are welcome in any house, note that Wyoming statutes do not require landlords to accept emotional support animals
35-13-203. Interfering with rights; misrepresentation of a service or assistance animal; penalties.
(a) Any person denying or interfering with admittance to or enjoyment of any place or facility referenced in W.S. 35-13-201(a) through (c) or otherwise interfering with the rights of the blind, partially blind, deaf, hearing impaired person or other person with a disability is guilty of a misdemeanor and may be fined not more than seven hundred fifty dollars ($750.00).
(b) Any person who knowingly and intentionally misrepresents that an animal is a service animal or an assistance animal for the purpose of obtaining any of the rights or privileges set forth in this article is guilty of a misdemeanor and may be fined not more than seven hundred fifty dollars ($750.00).

- Note that
- For health as well as safety reasons no smoking is allowed in or around Casita houses, apartments, or properties at any time.
- Casita houses are located in quite neighborhoods. Please do not disturb your neighbors’ peace or permit others on the premises to do so.
- Fire safety is #1: No burning candles, kerosene lamps or heaters in Casita houses or apartments. Tenants are responsible for maintaining smoke alarms and notifying Casita management of any broken or missing smoke alarms. We charge a fee of $50 for smoke alarms disabled by the tenant—this includes removed or disconnected batteries—to be donated to our local fire department.
- Tenants may not reassign or sub-let the residence to another party.
- Tenants may not make alterations to paint or window coverings, use any type of window film or weather stripping, or drive nails or screws into any walls or trim.
- Laramie winters require special safeguards to heat and water systems. Tenants may be held liable for all damage resulting from frozen water pipes for failure to take reasonable precautions.
- Tenants are responsible for mowing grass at reasonable intervals, weeding, keeping the yard and alley free of trash, and removing snow from all sidewalks. Yard and snow services are available locally or through Casita. We are happy to provide all of the tools and materials you need to keep your yard looking good.
- Tenants are required to provide proof or tenant insurance.

- Set up an auto-deposit from your account into ours at Uniwyo FCU, or deposit a check or cash in person at 2020 Grand Avenue or at their campus branch in McWhinnie Hall
- Casita Properties, LLC houses (110 Steele, 807 S 2nd, 860 N 7th, 901 S 1st)
- Krummholz Cabanas, LLC houses (713 S 2nd, 852 N 7th, 854 N 7th)
- You may also pay in person using any major credit or debit card. Note that we pass along a 6% processing fee for tenants using this option.

Move-out Reminders
Help us help you get your cleaning and damage deposit back! For leases of a year or more we will place your damage/cleaning deposit in an interest-bearing account and returned to you along with accrued interest minus any cost for cleaning and repairs.
